Orem sits between long-term family ownership and a large rental market, and the two produce very different houses. Some have had one careful owner since the sixties; others have been rented since before the current tenants were born.
What I see in Orem
A lot of Orem is original family housing from the sixties through the eighties, owned by the same people the whole time and maintained to whatever standard the owner could manage as they got older.
Mixed in with that is a substantial student and family rental market, with the harder wear and the cheaper repairs that come from decades of tenancy.
Both end up needing the same conversation, because both arrive at a point where the roof, the furnace and the kitchen are all due at once and the owner has to decide whether to spend or to sell.

Sometimes. Cosmetic work often returns more than it costs; big invisible systems rarely do. Ask before you spend, because it is the most expensive guess people make.
