What I see in St. George

Washington County does not behave like Salt Lake. The buyer pool includes retirees, seasonal owners and out-of-state purchasers, and the calendar matters here in a way it does not further north.

A lot of the properties I am asked about are estates, or homes owned by people who have moved to be near family, or second homes that have stopped being used.

I price St. George against St. George. Nobody is well served by a number worked out from Salt Lake comparables, and I am straightforward about being here less often than I am in West Jordan.

Yes, Washington County is on my map. I am here less often than I am up north, which I would rather tell you plainly, and it does not change how the property gets priced.

It is my parents' place and none of us live in Utah. Can this be done remotely?

Yes. I walk the property, send you what I find, and closings can be handled without anyone flying in.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time. I am a licensed agent with Omada Real Estate, so listing is a real option I can put in front of you, not one I have to talk you out of. I do not do the listing myself.
