Single-story ramblers on regular lots, built for young families in the sixties and seventies, many of which never changed hands again. Solid, modest, and completely original.

Original is the operative word. Kitchens, bathrooms, wiring, windows and the furnace are frequently the ones that were installed at the beginning, and they have all reached the end at roughly the same time.

Because these houses are often being sold by adult children rather than the person who lived there, the priority is usually to get it dealt with cleanly rather than to squeeze out the last few thousand.

My parents' house is completely original. Is that bad?

Not for me. Original means predictable, and predictable is easy to price. It matters far more on the open market, where financing depends on condition.

None of us live in Utah any more. Can we still do this?

Yes. I walk the property and send you what I find, and closings can be handled remotely. Nobody needs to fly in.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time.
